Step 6: House Difficulty or job complexity identify how cut up or straight your house is, and may also include ease of access, existence of dormers / towers, random crown moldings, and other decorative wood, etc. Most cape / ranch / raised ranch and colonial homes with typical geometry and relatively easy access should be classified as simple or medium difficulty. Priming - $30–$40/hour for labor. Many of the materials above need to be primed, but not all do. If you’re changing paint colors from dark to light or light to dark, use a color similar to the top coat. That way you’re less likely to need extra coats over the standard two. Prime with a flat or eggshell paint. You can ask your paint store to add tint to the primer to match it with the top coat color. Hammer in exposed nails and spray them with a metal primer to prevent rust.
If your home or apartment is more than 30 years old (constructed prior to 1978), there is a high chance that the current paint on the walls and window/door trim contains lead. This is a serious health hazard, especially if there are small children living in the home. If you suspect that there may be lead paint on your walls, its best to test for it and remove it, before putting on new coats of paint.
David Turk was very helpful and gave great suggestions. He had great patience with my vacation schedule, weather interruptions and roofing schedule. Phillips Painting provided an excellent painting crew lead by Rodrigo. Day one Rodrigo and his crew power washed, replaced rotted wood, scraped peeling paint and sealed all seams. Day two they covered all exposed areas and painted. The front door, the back kitchen door, the new sliding glass door and the garage door were also included. The project was cleaned up and completed by 12:30 on day 2. I am very happy with the look. To quote David, "that's why you hire professionals." Thank you Phillips Painting, David and Rodrigo. I highly recommend Phillips Painting. I will use them in the future for interior work.
Bernie is a con man. I contracted All about the House Painting and Remodeling to build a porch with a roof on the front of the house, extend the roof over the patio on back, extend the garage roof and install new shingles on both buildings. He was also to paint the exterior for a nice fresh look to the exterior. I paid for all materials ($10,000) and rented a dumpster($700). I gave him a check for $5,000 to pay his labor costs. I would also pay Bernie another $5,000 when the garage and house roof were shingled. At the completion of the job I would pay him another $5,000 plus any extra costs. I was told this would be a 3 week job. He started by first unloading construction debris from his previous job into my rented dumpster. The crew (2men) worked for 3 days 6hrs. each day the first week. Then came the excuses (valid or not) of why they had to be somewhere else the next week. Showing up sporadically made us (my wife and me) a bit nervous but Bernie assured me all was good. Showing up sporadically also gave us plenty of time to inspect the work being done. We both noticed things did not look good. I talked with the crew foreman when they showed up and he did redo quite a bit of the porch and the garage roof. I'm in construction , I know things happen so it will be ok, I hope. Time to shingle the house and when I get home they're finishing up the roof shingles on the house. Good, Things are finally moving forward after many delays. Problem with the roof. Roofers installed ridge vent that I had bought with out cutting the opening in the plywood. Bernie Shows up a few days later and he wants $2,000. Not exactly in the payment schedule. I ask him about the ridge vent not being correctly installed. This is when the friendly Bernie turned into angry Bernie. I wasn't prepared to give him $2,000. His crew did come back and they installed the ceiling on the porch. It was poorly installed. It was extremely wavy. He showed up the next week with his 14-year old son to do work. I told Bernie the ceiling needs redone before Bernie and his son can work on the back deck. Bernie became angry again. And in front of his son and crew and myself stormed off of the job saying"this is not a good fit". Several days go by and I call him to get the status of our contracted work. Bernie was cordial and said they'll be back. The crew showed up, Alonzo the foreman looked at the porch ceiling and took it down saying "I can't leave it like that". Bernie once again asked for money. I agreed and called home to my wife and have her give Bernie a check for $5,000. Bernie came to the house to get the check. My wife told me of his crude sexual innuendo that made her feel uncomfortable. Very unprofessional to say the least, more like sexual harassment. That was the last I saw of the crew. Bernie blocked my phone calls and texts. The new roof was leaking and I was blocked. I called another roofer told him the situation. He came and looked at the roof and said "you use my phone to see if you're being blocked. Sure enough Bernie answered the phone. I asked him if he was going to repair the leak on the new roof. After a little back and forth Bernie went insane.. In front of the other roofer with the phone on speaker Bernie lost it. He called me "************" and threatened violence. I handed the phone back while Bernie was screaming obscenities. It has now been 7 months since I contracted with Bernie and All About The House. My project is halfway complete. The new roof leaks. I am now doing the work myself. I regret hiring Bernie and All About the House Painting.

Painting is one of the quickest and easiest ways to give your home's interior a facelift with dramatic results. Fortunately, it doesn't have to be that difficult. Home improvement stores offer samples that you can take home. With these samples, you can try a few colors in large swaths on your wall to see the how the paint interacts with the room's natural light. Compare it against design elements like pillows or furniture to see whether it will work with your overall décor. House Painting Broomfield CO

I hired Israel General Painting to paint the exterior of my house. He helped with color schemes and also getting samples to test. As we decided on the colors he washed and prepared the house then primed and painted. Did a great job. He was very flexible with color changes. He also did a different color around doors and windows with no extra charge. He also primed and painted the porch. He was quite punctual unless my experience with other contractors, which was really good. After the painting was done he also cleaned the roof and around the house and putting back the things in place. We ended up with him painting a room in the house as well (of course that’s with a new quote). I highly recommend Israel General Painting for your painting needs. I plan on hiring Israel again to paint the interior of the rest of my house next year! House Painting Broomfield CO
Summer is the busiest time of the year for painters, with some booked up to six months ahead of time, so book well in advance. Homebuyers getting VA loans have run into difficulties with this, so if you’re getting a VA renovation/rehabilitation loan, get all your painting and inspection estimates and work dates booked before you fill out any paperwork with a closing date, or the house will not be move-in ready in time. The crew arrived on time, but did not bring a pressure cleaner with them. The insurance company clearly stated the charges for pressure cleaning before painting and I had confirmed this with the sales person. I went ahead and let the crew paint the trim without pressure cleaning and then found out that they did not have the custom paint color for the trim. The sales person had even taken a sample of the paint with him. The head painter (Angel) then left to get the paint while his assistant continued to prep and paint what he could with the paint they had. After a few hours I called the office and they said that Angel was still getting the paint. The assistant finished and ended up sitting on the front porch waiting. I had called the office again after a couple of hours as was told that Angel had gone back to their office in Plano to get the paint. I work in Plano and it only takes 45 minutes each way. Angel did not  return for 5 - 1/2 hours. They finished up and I had to reschedule them to come back out and pressure wash/paint the metal roof. Angel did pressurewash and complete the painting in a few hours. Broomfield House Painting
Don't hesitate to ask all the questions you need to feel comfortable hiring a professional. You can also ask 3-4 professionals to make sure you have the right quote in mind. You must make sure they have a warranty or some kind of paperwork stipulating the quality of their jobs. Insurance is also a #1 priority to consider, as damage can happen in the process of painting.
I hired a painting company to paint my house and garage. Price was about $5,000.Sherwin Williams paint T-1000. When he was questioned about the paint peeling two days after he painted the garage he quit even with a contract not a very professional person. So,now I have to find someone else to paint my house. After 3 weeks of them trying to paint around the rain. The original time frame was 3-4 days.Yes 3 weeks and all that got done was a small two car garage that could have been done in two days.I know he did not prep correctly and properly I will end up having to redo the garage. I went to Sherwin Williams and got the colors. So beware even with a contract and good references.
"Westside Building and Restoration Inc. Can be trusted to provide an accurate and reasonable quote and deliver an excellent end result. We had our 30 year old deck restored and they really did a great job. Half way through the job I made a change to our request and they didn t miss a beat. From the friendly voice that answers the phone and stays in touch throughout the job, the experienced owner who estimates and manages the job and the carpenters and painters who do quality work you can trust Westside to do an excellent job. Generally speaking, a gallon of paint will cover about 350 square feet. If this is the first time drywall is painted, it will soak up more paint. And remember to factor in whether your job will require one or two coats of paint. Dark and bright colors will require more coats of paint, as will painting a lighter color over an existing darker color. Divide the paintable wall surface by 350 to determine how many gallons of paint you will need to buy. If there’s an odd number with less than .5 leftover, round down, if it’s over .5 round up. Choose the best quality paint you can afford; it lasts longer. Experts estimate that the outside of a house should be painted every 5-7 years, but less-expensive paint may start peeling or fading in 4 years or less while really high-quality paint will hold up a bit longer. Better Homes & Gardens[1] describes and compares the different types of exterior paint while FastFacts.com[2] reviews specific brands. Broomfield House Painting
Now the next step is to determine the cost of the color. If you know how much paint you’ll require for a specific measurement, then it is easy to estimate the cost of the paint. The price of a gallon of paint is between 10-15 dollars, but it varies according to the quality of paint. The cost of the paint depends on the quality or brand of it. A good paint must have all these characteristic: Broomfield Home Painting

We first used Paul for painting our complete home interior ten years ago when we found him on Angie's List. He did such a good job that we subsequently used him for exterior painting, cabinet resurfacing and more interior painting. His company has grown to include more services and we will certainly be using him more often as our needs change and as our home ages. We heartily recommend Paul! Broomfield Home Painting

Paint supplies cost anywhere from $10 to $100 or more depending on what you need. Painters will typically provide most of the supplies for a project, but sometimes they will allow you to pay for solely labor if you provide all the materials yourself. You might decide to do a DIY paint job down the road. In which case having these supplies on-hand will save you time and money. House Painting Broomfield CO
"Paul has done a few projects for me, and I honestly would not recommend anyone else! He got our home ready to go on the market. The work included interior painting including high vaulted ceilings, texturing walls, decking painting, the list goes on! The finish was so flawless. He also did a great job spray painting my kitchen cabinets, you almost see the reflection. Highly skilled craftsmanship!"
Phillips Painting showed up a little late, but still at a reasonable time and went to work, finishing the job in one day as quoted. The repair team had equipment available to cut the James Hardie siding to size. The repair work fits in well with the existing siding. I will include Phillips painting in our group of potential contractors when we are ready to have the whole house painted. Especially since I know they can handle any necessary repairs prior to the painting job. Broomfield Home Painting

A moisture meter will let your contractor know if there’s moisture in the stucco before starting. The wetter the material, the less ready it is to be sanded, painted, finished or covered. Your contractor will use a premixed stucco repair patch material to fill any small holes and will paint on dry days to avoid sealing in water. Painting rough stucco requires more paint. Brush painting stucco costs $112 per 100 sq. ft., roll painting costs $55 per 100 sq. ft., and spray painting stucco costs $25 per 100 sq. ft. House Painting Broomfield CO

In July of this year a ***** window screen was damaged and disposed while Prism House was painting our home. The owner agreed to replace the screen but they first tried making it themselves. Unfortunately however, this screen is so ill fitting and poorly made that it won't even stay in place without duck tape. The owner was made aware of the situation and agreed to order an exact replacement from *****. After no follow through by Prism House, I worked with ***** and then forwarded the order forms/information to them in earlier September. At this time, the owner said he would order the screen. No screen has been ordered and Prism House remains unresponsive. The second issue that I am looking to resolve is one of moisture bubbles that appeared on our side door - as soon as the exterior painting was considered complete. I have reached out the Prism House Painting repeatedly via phone, email and text message regarding both of these issues.…Read More Broomfield Home Painting

Budget for $600 to $2,000 for 250 square feet up to around 1,000 square feet. Expect to pay approximately the same costs as repainting vinyl siding. Angie's List suggests two coats to achieve at least 10 years of fresh color. Hardie siding — fiber cement siding — has a baked-on paint finish, but the manufacturer suggests repainting after routine cleaning no longer restores the original color to your satisfaction. If you're thinking about selling your home, you might want to repaint areas that look especially worn, dull or chipped so your house looks fresh and new to potential buyers. On the other hand, it’s possible some potential buyers will repaint the home upon moving in. So if you have a limited budget, your money (and time) might be better invested in other types of home projects, such as remodeling your bathroom or kitchen, installing new floors or fixing broken appliances.
We made 1 coat a default option, as that is what most quotes are based on. However, we strongly recommend that you do 2 coats, when painting your home. While it ads about 30% to the total cost, your 2-coat paint job should last twice as long as single coat, at a fraction of the cost. This means that instead of painting your home again in 5 years, you will need to do it again in 9-10 years!

There’s no doubt about it: weather and time can take a toll on a house’s paint job. Sooner or later, most homeowners will need to tackle interior and exterior painting projects. The cost of painting a house will vary depending on many factors. If you have the time and energy, you can save money and paint a house yourself, and you just need to factor in the cost of paint and materials, as well as the value of your time.

Recent Review: Riverside Painting did an excellent job from start to finish. Even though the house was only 6 years old, the exterior paint was cheap builders grade quality and was peeling from the trim in several places. The quality of RP's painting surpassed my expectations. I had 3 quotes from different paint companies and theirs was the lowest and conducted themselves more professionally than the others. One of the other companies did not care to observe measures to safeguard not only their health but mine and my families health. I appreciate that RP wore face masks while in the house. They were on time, got the job done and cleaned up nicely afterwards. I have no complaints. I will be using them again when we get ready to paint the other interior rooms. Steve and his guys are absolute professionals that know what they’re doing. We love the transformation they did on our house. Beautiful roof, great paint job and they fixed up a bunch of rotted wood. House looks brand new! They were quick, clean, courteous and very fairly priced. Can’t say enough about them. If you’re considering them I would HIGHLY recommend!
Our second recommendation is to have quality prep work and 2 coats of paint done. While it will cost 30-40% more upfront, you will have to pay that one time, and it will last 10 years or more. If you do not do these two items, your paint job may last 3-4 years, and you will have to pay even more second time around, as by then, your wood siding will have even more rot, so the prep work and rot repair will cost even more, on the second round.
