Peeling paint is a very common paint problem that can be caused either by moisture or poor adhesion. Peeling due to poor adhesion is characterized by the paint peeling and separating from an earlier paint layer (intercoat peeling) or from the substrate, leaving some paint behind. Sometimes, portions of earlier paint layers are visible under the curling, peeling paint layer. House Painting Broomfield Colorado
"Westside Building and Restoration Inc. Can be trusted to provide an accurate and reasonable quote and deliver an excellent end result. We had our 30 year old deck restored and they really did a great job. Half way through the job I made a change to our request and they didn t miss a beat. From the friendly voice that answers the phone and stays in touch throughout the job, the experienced owner who estimates and manages the job and the carpenters and painters who do quality work you can trust Westside to do an excellent job. Our second recommendation is to have quality prep work and 2 coats of paint done. While it will cost 30-40% more upfront, you will have to pay that one time, and it will last 10 years or more. If you do not do these two items, your paint job may last 3-4 years, and you will have to pay even more second time around, as by then, your wood siding will have even more rot, so the prep work and rot repair will cost even more, on the second round. Recent Review: Very happy with the end product.  We worked with Josh and he was excellent in explaining and answering questions throughout the project.  He, the deck, paint & roof crew were very professional & courteous.   Work spanned over a period of 5 days.  Only complaint is the punctuality of when crew showed up vs when they said they will.  Not a big deal but would have been great if they were punctual.   Overall extremely satisfied with the finished project. It’s a lot of tedious and time-consuming work, and it’s usually wise to hire an experienced painter to tackle the job for you, especially for bigger jobs or jobs that require a ladder. A painting pro can provide an estimate by the square foot of your house’s interior or exterior, the level of difficulty posed by the house’s configuration, and the going rate for labor in your area. Start by researching the pros and cons of various types of paint. Then, if you’re using pro, get three estimates to make sure you’re getting the best deal. Painting a house is not inexpensive, but the right work pays off in protecting your home and keeping it looking fabulous for years to come. Broomfield Home Painting
Recent Review: Riverside Painting did an excellent job from start to finish. Even though the house was only 6 years old, the exterior paint was cheap builders grade quality and was peeling from the trim in several places. The quality of RP's painting surpassed my expectations. I had 3 quotes from different paint companies and theirs was the lowest and conducted themselves more professionally than the others. One of the other companies did not care to observe measures to safeguard not only their health but mine and my families health. I appreciate that RP wore face masks while in the house. They were on time, got the job done and cleaned up nicely afterwards. I have no complaints. I will be using them again when we get ready to paint the other interior rooms. Painters will agree that you should always aim to paint in the part of the year when it’s least likely to rain, has low humidity, and when the temperatures are above 50 F. Rain can wash wet latex paint off a wall, and temps that are too low can affect the way the paint sticks to the walls. Some painters will add additives to the paint if working in very high temperatures to slow down the drying time.
Chalking is identified by the fine chalky powder that forms on the surface of a paint film. Although some chalking is a normal way in which paints self-clean when exposed to the sun and rain, excessive chalking can indicate paint failure. In dry arid climates where there is little rain, chalking can become excessive. Chalking is actually the paint pigment released by the paint binders that have been broken down by exposure to the weather. Chalking is especially common with very light-colored flat paints, especially lesser quality oil-based paints containing high levels of pigment extenders. When chalking gets severe, it may run off and stain the surrounding construction.
Exterior paint jobs depend on the house’s square footage, though the number of stories and other variables will affect the price. The cost is typically between $1 to $1.80 per square foot. A a 1,500 square foot house would cost the customer $1,500 to $2,500 and a 3,000 square foot house would cost the customer $3,500 to $4,500, according to Painting Leads.
Power washing – $0.42–$1.40/sq. ft.. You might think you can save some money by power washing the exterior yourself, but homeowners can get a bit trigger-happy with a power washer in their hands. The pressure from the washer can take them unawares, breaking windows, leaking water into window frames and siding joints, and gouging wood. It’s probably wiser to use a hose and scrubbing brush. Rinse off any cleaning solutions thoroughly. Broomfield House Painting
On average, expect to pay $0.60–$1.60 per square foot for exterior painting. The average for painting labor across the country is $30–$40 per hour before you pay for paint, painting supplies, location costs, and equipment. To get a very general estimate, though, painting contractors will take into account the square footage of your home and the number of stories and also factor in normal prep work.

Summer is the busiest time of the year for painters, with some booked up to six months ahead of time, so book well in advance. Homebuyers getting VA loans have run into difficulties with this, so if you’re getting a VA renovation/rehabilitation loan, get all your painting and inspection estimates and work dates booked before you fill out any paperwork with a closing date, or the house will not be move-in ready in time. Miguel Tapia the owner was outstanding. He promptly followed up his initial proposal and we reach an agreed upon price. His crew was hardworking, neat and professional. I was impressed with their prep work as the took the old paint down to the wood base. They painted around numerous flower beds without disturbing anything. I was so impressed with their work, I had them repair and paint some wooden shingles on various areas of the siding of my house. Very pleased with the work and the cost.

"This is a highly professional company! All the workers I had contact with were so nice -- it was a pleasure doing business with them and the I am very happy with the resulting improvements they made for me. I asked for a custom built radiator cover and had some molding installed around my fireplace hearth and also a bathroom painted. The work was completed on schedule and their fees are very reasonable. You’ll spend between $500 and $3,000 or $1 to $3.50 per square foot to paint concrete. However, expect to pay $2 to $7 per square foot since concrete almost always needs a coat of primer first. Double that price if the concrete requires stripping. Concrete is porous. Sealing it not only helps blend foundations and walls with your home’s aesthetic, but also seals it against water. Repairing or resurfacing concrete costs $300 to $500 for every 100 square feet. Broomfield House Painting

I have used Flying Colors in the past for roof cleaning and refurbishing and painting my cedar siding. They did an excellent job then so when damage was done to my roof due to a fallen tree I immediately thought of them. I called and within a day they had someone out covering the tree and hole in my roof with a tarp to prevent rain from doing further damage. Then I needed to do serious tree removal throughout the whole property including the roof, but as soon as that was done, I called Steve Totilo the owner and within 3 days he had a crew working on the repairs and reshingling which were done in short order. The work looks impeccable and I would never hesitate to recommend him for any outside home repair or painting you might need.

Bernie is a con man. I contracted All about the House Painting and Remodeling to build a porch with a roof on the front of the house, extend the roof over the patio on back, extend the garage roof and install new shingles on both buildings. He was also to paint the exterior for a nice fresh look to the exterior. I paid for all materials ($10,000) and rented a dumpster($700). I gave him a check for $5,000 to pay his labor costs. I would also pay Bernie another $5,000 when the garage and house roof were shingled. At the completion of the job I would pay him another $5,000 plus any extra costs. I was told this would be a 3 week job. He started by first unloading construction debris from his previous job into my rented dumpster. The crew (2men) worked for 3 days 6hrs. each day the first week. Then came the excuses (valid or not) of why they had to be somewhere else the next week. Showing up sporadically made us (my wife and me) a bit nervous but Bernie assured me all was good. Showing up sporadically also gave us plenty of time to inspect the work being done. We both noticed things did not look good. I talked with the crew foreman when they showed up and he did redo quite a bit of the porch and the garage roof. I'm in construction , I know things happen so it will be ok, I hope. Time to shingle the house and when I get home they're finishing up the roof shingles on the house. Good, Things are finally moving forward after many delays. Problem with the roof. Roofers installed ridge vent that I had bought with out cutting the opening in the plywood. Bernie Shows up a few days later and he wants $2,000. Not exactly in the payment schedule. I ask him about the ridge vent not being correctly installed. This is when the friendly Bernie turned into angry Bernie. I wasn't prepared to give him $2,000. His crew did come back and they installed the ceiling on the porch. It was poorly installed. It was extremely wavy. He showed up the next week with his 14-year old son to do work. I told Bernie the ceiling needs redone before Bernie and his son can work on the back deck. Bernie became angry again. And in front of his son and crew and myself stormed off of the job saying"this is not a good fit". Several days go by and I call him to get the status of our contracted work. Bernie was cordial and said they'll be back. The crew showed up, Alonzo the foreman looked at the porch ceiling and took it down saying "I can't leave it like that". Bernie once again asked for money. I agreed and called home to my wife and have her give Bernie a check for $5,000. Bernie came to the house to get the check. My wife told me of his crude sexual innuendo that made her feel uncomfortable. Very unprofessional to say the least, more like sexual harassment. That was the last I saw of the crew. Bernie blocked my phone calls and texts. The new roof was leaking and I was blocked. I called another roofer told him the situation. He came and looked at the roof and said "you use my phone to see if you're being blocked. Sure enough Bernie answered the phone. I asked him if he was going to repair the leak on the new roof. After a little back and forth Bernie went insane.. In front of the other roofer with the phone on speaker Bernie lost it. He called me "************" and threatened violence. I handed the phone back while Bernie was screaming obscenities. It has now been 7 months since I contracted with Bernie and All About The House. My project is halfway complete. The new roof leaks. I am now doing the work myself. I regret hiring Bernie and All About the House Painting. Broomfield Home Painting

Supplies and Equipment – Scraping, sanding, and stripping tools and supplies; patching compound; power washer rental; primer; caulk; masking supplies; painters’ tape; ladders and scaffolding; paint pans; brushes, sprayers, and roller brushes all cost money, even if you do it yourself. Consider all of those tools and equipment sitting in your garage for the rest of your life vs. paying an experienced painter to do it all for you at a price that saves you weeks of time. Expect to pay $5–$6 per 100 sq. ft. for supplies and materials. Broomfield House Painting

The price to paint an interior versus an exterior depends on a few factors. For painting an exterior, you will pay about $2,600. This is because you have to account for the siding, making sure the weather doesn't affect the job and dealing with weather conditions. On the other hand, the price to paint a home interior is around $1,700 -- less to worry about other than keeping the flooring and furniture paint-free. If you want to do both the interior and exterior, talk to the painters about any deals or their opinion on timeline and how it affects your budget. Broomfield House Painting

A single gallon of paint can run anywhere from $20 to $80 per gallon. Professionals get a contractor discount of anywhere from 25 to 50 percent. For rough siding, like stucco, you’ll need to use 10% to 20% more paint. Some textures, like wood and stucco, require extra paint because they have more surface to cover in a tiny area compared to smooth siding. Use the highest quality exterior paint your budget will allow for your project. It will look the nicest and save you money by offering better coverage and durability. Better coverage means fewer coats and fewer work hours. You’ll also go a few years longer without needing to shell out more cash for a new coat. How do you know how much paint you're paying for? You might pay an additional $1 to $5 per square foot for optional repairs and updates. Consider having your molding, trim and baseboards checked while you have a professional in your home. This might be a good time to upgrade or repair any cracks, warps or other issues. Pros can usually touch up or replace these items for an affordable rate, and they may even package such fixups with your project.

The crew arrived on time, but did not bring a pressure cleaner with them. The insurance company clearly stated the charges for pressure cleaning before painting and I had confirmed this with the sales person. I went ahead and let the crew paint the trim without pressure cleaning and then found out that they did not have the custom paint color for the trim. The sales person had even taken a sample of the paint with him. The head painter (Angel) then left to get the paint while his assistant continued to prep and paint what he could with the paint they had. After a few hours I called the office and they said that Angel was still getting the paint. The assistant finished and ended up sitting on the front porch waiting. I had called the office again after a couple of hours as was told that Angel had gone back to their office in Plano to get the paint. I work in Plano and it only takes 45 minutes each way. Angel did not  return for 5 - 1/2 hours. They finished up and I had to reschedule them to come back out and pressure wash/paint the metal roof. Angel did pressurewash and complete the painting in a few hours. House Painting Broomfield Colorado
