Summer is the busiest time of the year for painters, with some booked up to six months ahead of time, so book well in advance. Homebuyers getting VA loans have run into difficulties with this, so if you’re getting a VA renovation/rehabilitation loan, get all your painting and inspection estimates and work dates booked before you fill out any paperwork with a closing date, or the house will not be move-in ready in time. Exterior paint averages $25-$40 a gallon, and a 3,000-square-foot home takes 15 or more gallons of paint, or $375-$600 just for the paint. However, really premium paint can cost $50-$100 a gallon, or $750-$1,500 for that large home. Doing it yourself also requires renting a pressure washer or sprayer for $50-$100 a day; extra-long ladders or scaffolding at $20-$75 daily; and a power sprayer for $50-$100 daily, plus masking tape, drop cloths and other supplies. However, it's possible to paint a large, two-story house for materials-only costs of $400-$600. Broomfield House Painting

Priming - $30–$40/hour for labor. Many of the materials above need to be primed, but not all do. If you’re changing paint colors from dark to light or light to dark, use a color similar to the top coat. That way you’re less likely to need extra coats over the standard two. Prime with a flat or eggshell paint. You can ask your paint store to add tint to the primer to match it with the top coat color. Hammer in exposed nails and spray them with a metal primer to prevent rust. Broomfield House Painting

HomeAdvisor uses an extensive screening process to screen businesses and business owners/principals. We perform this screening when a business applies to join our network and, if the business is accepted, once again every two years following — or whenever concerns are brought to our attention. If you have concerns that a pro in our network doesn't meet these standards, please contact us so we can investigate. We're committed to maintaining a network of trusted home service businesses, and those who don't meet our criteria will be rejected or promptly removed from our network.

Step 6: House Difficulty or job complexity identify how cut up or straight your house is, and may also include ease of access, existence of dormers / towers, random crown moldings, and other decorative wood, etc. Most cape / ranch / raised ranch and colonial homes with typical geometry and relatively easy access should be classified as simple or medium difficulty. A moisture meter will let your contractor know if there’s moisture in the stucco before starting. The wetter the material, the less ready it is to be sanded, painted, finished or covered. Your contractor will use a premixed stucco repair patch material to fill any small holes and will paint on dry days to avoid sealing in water. Painting rough stucco requires more paint. Brush painting stucco costs $112 per 100 sq. ft., roll painting costs $55 per 100 sq. ft., and spray painting stucco costs $25 per 100 sq. ft. House Painting Broomfield CO
David Turk was very helpful and gave great suggestions. He had great patience with my vacation schedule, weather interruptions and roofing schedule. Phillips Painting provided an excellent painting crew lead by Rodrigo. Day one Rodrigo and his crew power washed, replaced rotted wood, scraped peeling paint and sealed all seams. Day two they covered all exposed areas and painted. The front door, the back kitchen door, the new sliding glass door and the garage door were also included. The project was cleaned up and completed by 12:30 on day 2. I am very happy with the look. To quote David, "that's why you hire professionals." Thank you Phillips Painting, David and Rodrigo. I highly recommend Phillips Painting. I will use them in the future for interior work. House Painting Broomfield CO

Bernie is a con man. I contracted All about the House Painting and Remodeling to build a porch with a roof on the front of the house, extend the roof over the patio on back, extend the garage roof and install new shingles on both buildings. He was also to paint the exterior for a nice fresh look to the exterior. I paid for all materials ($10,000) and rented a dumpster($700). I gave him a check for $5,000 to pay his labor costs. I would also pay Bernie another $5,000 when the garage and house roof were shingled. At the completion of the job I would pay him another $5,000 plus any extra costs. I was told this would be a 3 week job. He started by first unloading construction debris from his previous job into my rented dumpster. The crew (2men) worked for 3 days 6hrs. each day the first week. Then came the excuses (valid or not) of why they had to be somewhere else the next week. Showing up sporadically made us (my wife and me) a bit nervous but Bernie assured me all was good. Showing up sporadically also gave us plenty of time to inspect the work being done. We both noticed things did not look good. I talked with the crew foreman when they showed up and he did redo quite a bit of the porch and the garage roof. I'm in construction , I know things happen so it will be ok, I hope. Time to shingle the house and when I get home they're finishing up the roof shingles on the house. Good, Things are finally moving forward after many delays. Problem with the roof. Roofers installed ridge vent that I had bought with out cutting the opening in the plywood. Bernie Shows up a few days later and he wants $2,000. Not exactly in the payment schedule. I ask him about the ridge vent not being correctly installed. This is when the friendly Bernie turned into angry Bernie. I wasn't prepared to give him $2,000. His crew did come back and they installed the ceiling on the porch. It was poorly installed. It was extremely wavy. He showed up the next week with his 14-year old son to do work. I told Bernie the ceiling needs redone before Bernie and his son can work on the back deck. Bernie became angry again. And in front of his son and crew and myself stormed off of the job saying"this is not a good fit". Several days go by and I call him to get the status of our contracted work. Bernie was cordial and said they'll be back. The crew showed up, Alonzo the foreman looked at the porch ceiling and took it down saying "I can't leave it like that". Bernie once again asked for money. I agreed and called home to my wife and have her give Bernie a check for $5,000. Bernie came to the house to get the check. My wife told me of his crude sexual innuendo that made her feel uncomfortable. Very unprofessional to say the least, more like sexual harassment. That was the last I saw of the crew. Bernie blocked my phone calls and texts. The new roof was leaking and I was blocked. I called another roofer told him the situation. He came and looked at the roof and said "you use my phone to see if you're being blocked. Sure enough Bernie answered the phone. I asked him if he was going to repair the leak on the new roof. After a little back and forth Bernie went insane.. In front of the other roofer with the phone on speaker Bernie lost it. He called me "************" and threatened violence. I handed the phone back while Bernie was screaming obscenities. It has now been 7 months since I contracted with Bernie and All About The House. My project is halfway complete. The new roof leaks. I am now doing the work myself. I regret hiring Bernie and All About the House Painting. House Painting Broomfield CO
If you choose to paint your home yourself, you can save on the cost of labor. But if you don’t have the time or experience to tackle to job, it’s worth paying the going rate for painters in your area. If your home requires power washing prior to painting, and if it requires caulking for windows and doors, the cost will also rise. Whether paint is applied with a sprayer, brushed, or rolled on will also factor into the price. A painting pro can easily offer an estimate prior to undertaking an exterior painting job.
If you're thinking about selling your home, you might want to repaint areas that look especially worn, dull or chipped so your house looks fresh and new to potential buyers. On the other hand, it’s possible some potential buyers will repaint the home upon moving in. So if you have a limited budget, your money (and time) might be better invested in other types of home projects, such as remodeling your bathroom or kitchen, installing new floors or fixing broken appliances.
Generally speaking, a gallon of paint will cover about 350 square feet. If this is the first time drywall is painted, it will soak up more paint. And remember to factor in whether your job will require one or two coats of paint. Dark and bright colors will require more coats of paint, as will painting a lighter color over an existing darker color. Divide the paintable wall surface by 350 to determine how many gallons of paint you will need to buy. If there’s an odd number with less than .5 leftover, round down, if it’s over .5 round up. Broomfield House Painting
Once you find a painting pro you want to hire, be sure to have a detailed contract that includes the scope of work and prices for all materials and paint that is being used. Find out how many coats of paint will be applied as well as the brand of paint that will be used. Most decent painting pros will use quality brands like BEHR or Sherwin Williams. The contract should also spell out the time frame to complete the project and as well as set up clean up details. Broomfield Home Painting

You’ll spend between $500 and $3,000 or $1 to $3.50 per square foot to paint concrete. However, expect to pay $2 to $7 per square foot since concrete almost always needs a coat of primer first. Double that price if the concrete requires stripping. Concrete is porous. Sealing it not only helps blend foundations and walls with your home’s aesthetic, but also seals it against water. Repairing or resurfacing concrete costs $300 to $500 for every 100 square feet. Broomfield House Painting

Homeowners report that painting a home’s exterior costs an average of $2,926 with a typical range between $1,735 and $4,122. The average price per square foot ranges from $0.50 to $3.50 depending on your location, condition of your exterior and accessibility. Stucco and brick cost an average of $1 per square foot more than vinyl or wood. The average 2,500 square feet home costs an average of $4,000, though it can range from $1,250 to $8,750.

Stripping – $54–$151/100 sq. ft.. “The principle of paint strippers is penetration of the paint film by the molecules of the active ingredient, causing its swelling; this volume increase causes internal strains, which, together with the weakening of the layer's adhesion to the underlying surface, leads to separation of the layer of the paint from the substrate.”— Wikipedia. All the stripper will do is soften the paint. You’ll still have to scrub or scrape it off. House Painting Broomfield CO
Flying Colors is wonderful! Steven Totilo is incredibly responsive and professional. He provided a detailed contract upon assessment of my home and was very communicative throughout. The team of painters he employs are kind and incredibly skilled! They did everything from power washing, priming, painting the entire house, trim, doors, and gutters, and light carpentry work to replace damaged cedar and trim in just a few days! They worked diligently throughout the heat and were very kind and communicative. The painters did a beautiful job! I appreciated the carpentry work which saved me from sourcing a contractor/carpenter myself. We used Flying Colors about a year ago as well to paint our kitchen and the gentleman on the job was the very same that came to paint my house - and he remembered me! They did a wonderful job then, which is why I reached out to Steven for a much bigger project. The price point is very reasonable for a young person like myself to afford, one of the more reasonable I encountered in searching for a painter in the Stamford area. All in all, a job very well done. If I ever need painting done in future, Flying Colors will be the first people I reach out to. Thank you so much for your work! Broomfield House Painting
Wood is probably the most time-consuming when it comes to preparing it for paint. It has to be scraped and sanded until there isn’t a single chip or bit of loose paint in sight. Any wood siding or trim with wood rot will need to be replaced, and all cracks and holes need to be filled with epoxy filler. Brush painting and roll painting wood siding costs $43 per 100 sq. ft., and spray painting costs $34 per 100 sq. ft. House Painting Broomfield CO
Choose the best quality paint you can afford; it lasts longer. Experts estimate that the outside of a house should be painted every 5-7 years, but less-expensive paint may start peeling or fading in 4 years or less while really high-quality paint will hold up a bit longer. Better Homes & Gardens[1] describes and compares the different types of exterior paint while FastFacts.com[2] reviews specific brands. Broomfield Home Painting

I rate A&A to be the best of the best. My 75 year old house not shines with the work of this company. They paid particular attention to detail and completed the job to my satisfaction. All concerns were promptly addressed. I would use them again and would definitely recommend them to anyone who needs exterior painting. I will use them in the future to do the interior of my home. Happy to find them.
That said, depending on the composition of the paint, some exterior paint is appropriate for painting the interior of a home. Paint meant for the exterior of a home will hold up over time.Just be sure that the area being painted is well ventilated, as it will come with a strong smell at first, which will dissipate over time.A painting professional will be able to advise you about whether your exterior paint is appropriate for indoor use.

This was a wonderful experience. Peter Smith is professional and expert in his assessments and knowledge. During our initial meeting he answered most of my questions before I asked them. This is quite an accomplishment as I ask a lot of questions. Products used were high quality. Before work began, Peter said that punctuality is key. The teams arrived about 15 minutes prior to starting each work day. His teams were skilled, meticulous in their work, and responsive to any questions or comments. Cleanup at the end of each day was impeccable. They completed the job less than an hour ago. Their excellent work has restored the appearance of my house. Peter Smith is responsive to one's comments whether email, phone or in person discussion. I have high standards and am pleased with the fine results and good value and therefore recommend Peter Smith Painting. Broomfield Home Painting
Chalking is identified by the fine chalky powder that forms on the surface of a paint film. Although some chalking is a normal way in which paints self-clean when exposed to the sun and rain, excessive chalking can indicate paint failure. In dry arid climates where there is little rain, chalking can become excessive. Chalking is actually the paint pigment released by the paint binders that have been broken down by exposure to the weather. Chalking is especially common with very light-colored flat paints, especially lesser quality oil-based paints containing high levels of pigment extenders. When chalking gets severe, it may run off and stain the surrounding construction. House Painting Broomfield CO
