Your contractor will sweep or scrub the concrete first with a dry brush, and then clean it thoroughly with trisodium phosphate (TSP) and warm water, then let it dry. TSP is a mostly alkaline solution that does a great job cleaning grease and oil off concrete surfaces. Brush painting concrete siding costs $138 per 100 sq. ft., roll painting costs $50 per 100 sq. ft., and spray painting $32 per 100 sq. ft. Broomfield Home Painting

Any wood siding or trim with wood rot will need to be replaced, and all cracks and holes need to be filled with epoxy filler. Brush painting and roll painting wood siding costs $43 per 100 sq. ft., and spray painting costs $34 per 100 sq. ft. House Painting Broomfield Colorado
We made 1 coat a default option, as that is what most quotes are based on. However, we strongly recommend that you do 2 coats, when painting your home. While it ads about 30% to the total cost, your 2-coat paint job should last twice as long as single coat, at a fraction of the cost. This means that instead of painting your home again in 5 years, you will need to do it again in 9-10 years!

A single gallon of paint can run anywhere from $20 to $80 per gallon. Professionals get a contractor discount of anywhere from 25 to 50 percent. For rough siding, like stucco, you’ll need to use 10% to 20% more paint. Some textures, like wood and stucco, require extra paint because they have more surface to cover in a tiny area compared to smooth siding. Use the highest quality exterior paint your budget will allow for your project. It will look the nicest and save you money by offering better coverage and durability. Better coverage means fewer coats and fewer work hours. You’ll also go a few years longer without needing to shell out more cash for a new coat. How do you know how much paint you're paying for? Here's some helpful math: Broomfield Home Painting

That said, depending on the composition of the paint, some exterior paint is appropriate for painting the interior of a home. Summer is the busiest time of the year for painters, with some booked up to six months ahead of time, so book well in advance. Homebuyers getting VA loans have run into difficulties with this, so if you’re getting a VA renovation/rehabilitation loan, get all your painting and inspection estimates and work dates booked before you fill out any paperwork with a closing date, or the house will not be move-in ready in time. Chalking is identified by the fine chalky powder that forms on the surface of a paint film. Although some chalking is a normal way in which paints self-clean when exposed to the sun and rain, excessive chalking can indicate paint failure. In dry arid climates where there is little rain, chalking can become excessive. Chalking is actually the paint pigment released by the paint binders that have been broken down by exposure to the weather. Chalking is especially common with very light-colored flat paints, especially lesser quality oil-based paints containing high levels of pigment extenders. When chalking gets severe, it may run off and stain the surrounding construction.

I hired Israel General Painting to paint the exterior of my house. He helped with color schemes and also getting samples to test. As we decided on the colors he washed and prepared the house then primed and painted. Did a great job. He was very flexible with color changes. He also did a different color around doors and windows with no extra charge. He also primed and painted the porch. He was quite punctual unless my experience with other contractors, which was really good. After the painting was done he also cleaned the roof and around the house and putting back the things in place. We ended up with him painting a room in the house as well (of course that’s with a new quote). I highly recommend Israel General Painting for your painting needs. I plan on hiring Israel again to paint the interior of the rest of my house next year! Broomfield Home Painting

Bernie is a con man. I contracted All about the House Painting and Remodeling to build a porch with a roof on the front of the house, extend the roof over the patio on back, extend the garage roof and install new shingles on both buildings. He was also to paint the exterior for a nice fresh look to the exterior. I paid for all materials ($10,000) and rented a dumpster($700). I gave him a check for $5,000 to pay his labor costs. I would also pay Bernie another $5,000 when the garage and house roof were shingled. At the completion of the job I would pay him another $5,000 plus any extra costs. I was told this would be a 3 week job. He started by first unloading construction debris from his previous job into my rented dumpster. The crew (2men) worked for 3 days 6hrs. each day the first week. Then came the excuses (valid or not) of why they had to be somewhere else the next week. Showing up sporadically made us (my wife and me) a bit nervous but Bernie assured me all was good. Showing up sporadically also gave us plenty of time to inspect the work being done. We both noticed things did not look good. I talked with the crew foreman when they showed up and he did redo quite a bit of the porch and the garage roof. I'm in construction , I know things happen so it will be ok, I hope. Time to shingle the house and when I get home they're finishing up the roof shingles on the house. Good, Things are finally moving forward after many delays. Problem with the roof. Roofers installed ridge vent that I had bought with out cutting the opening in the plywood. Bernie Shows up a few days later and he wants $2,000. Not exactly in the payment schedule. I ask him about the ridge vent not being correctly installed. This is when the friendly Bernie turned into angry Bernie. I wasn't prepared to give him $2,000. His crew did come back and they installed the ceiling on the porch. It was poorly installed. It was extremely wavy. He showed up the next week with his 14-year old son to do work. I told Bernie the ceiling needs redone before Bernie and his son can work on the back deck. Bernie became angry again. And in front of his son and crew and myself stormed off of the job saying"this is not a good fit". Several days go by and I call him to get the status of our contracted work. Bernie was cordial and said they'll be back. The crew showed up, Alonzo the foreman looked at the porch ceiling and took it down saying "I can't leave it like that". Bernie once again asked for money. I agreed and called home to my wife and have her give Bernie a check for $5,000. Bernie came to the house to get the check. My wife told me of his crude sexual innuendo that made her feel uncomfortable. Very unprofessional to say the least, more like sexual harassment. That was the last I saw of the crew. Bernie blocked my phone calls and texts. The new roof was leaking and I was blocked. I called another roofer told him the situation. He came and looked at the roof and said "you use my phone to see if you're being blocked. Sure enough Bernie answered the phone. I asked him if he was going to repair the leak on the new roof. After a little back and forth Bernie went insane.. In front of the other roofer with the phone on speaker Bernie lost it. He called me "************" and threatened violence. I handed the phone back while Bernie was screaming obscenities. It has now been 7 months since I contracted with Bernie and All About The House. My project is halfway complete. The new roof leaks. I am now doing the work myself. I regret hiring Bernie and All About the House Painting.

On average, expect to pay $0.60–$1.60 per square foot for exterior painting. The average for painting labor across the country is $30–$40 per hour before you pay for paint, painting supplies, location costs, and equipment. To get a very general estimate, though, painting contractors will take into account the square footage of your home and the number of stories and also factor in normal prep work.
Each type of siding will need to be treated differently when it comes to primer and paint at different price points. Exterior paint costs between $35–$80 per gallon depending on the quality you choose. It’s not always true that the more you pay for your paint, the longer-lasting your paint job will be, but you do need to be careful when researching exterior paints to make sure it can weather the local elements well. Painting exterior windows depend on the size of the window and the number of panes. To calculate the price for windows larger than 15 sq. ft., add 1’ to each side of the window and then multiply width x length. Add two sq. ft. for each window pane for painting the mullions, muntins, and sash and then multiply your total sq. ft. by $84/100 sq. ft. So a 4’ x 4’ window with 4 panes will come to a total of 44 sq. ft. x $84/100 sq. ft. = $37. Broomfield House Painting
Recent Review: Riverside Painting did an excellent job from start to finish. Even though the house was only 6 years old, the exterior paint was cheap builders grade quality and was peeling from the trim in several places. The quality of RP's painting surpassed my expectations. I had 3 quotes from different paint companies and theirs was the lowest and conducted themselves more professionally than the others. One of the other companies did not care to observe measures to safeguard not only their health but mine and my families health. I appreciate that RP wore face masks while in the house. They were on time, got the job done and cleaned up nicely afterwards. I have no complaints. I will be using them again when we get ready to paint the other interior rooms. Step 6: House Difficulty or job complexity identify how cut up or straight your house is, and may also include ease of access, existence of dormers / towers, random crown moldings, and other decorative wood, etc. Most cape / ranch / raised ranch and colonial homes with typical geometry and relatively easy access should be classified as simple or medium difficulty. Painting is one of the quickest and easiest ways to give your home's interior a facelift with dramatic results. Fortunately, it doesn't have to be that difficult. Home improvement stores offer samples that you can take home. With these samples, you can try a few colors in large swaths on your wall to see the how the paint interacts with the room's natural light. Compare it against design elements like pillows or furniture to see whether it will work with your overall décor. House Painting Broomfield Colorado
I hired Nielson 6-7 years ago to paint my chimney he painted it and replace a couple of rotten boards. Other painters were going to paint right over the bad wood. This past year I had him paint the entire exterior of my house. The work was done on time and to my satisfaction. When I am able, I will ask him to paint the interior of my house as well as some remodeling work. I highly recommend Nielson Painting and Remodeling. Broomfield Home Painting
"Paul and his team are awesome. Always available for questions, open to suggestions, communicates via text messaging. Paul and his team were flexible enough to accommodate the paint scheduling around when our contractor was done with parts of the home. His team came in multiple times to paint and sometimes repaint (our bad paint choice). They did a really great job of doing accent walls and the kids love their room! I am going to work with Paul on an ongoing basis on projects beyonding painting in my home. Would recommend Paul any day." House Painting Broomfield CO

We first used Paul for painting our complete home interior ten years ago when we found him on Angie's List. He did such a good job that we subsequently used him for exterior painting, cabinet resurfacing and more interior painting. His company has grown to include more services and we will certainly be using him more often as our needs change and as our home ages. We heartily recommend Paul! House Painting Broomfield Colorado
Miguel Tapia the owner was outstanding. He promptly followed up his initial proposal and we reach an agreed upon price. His crew was hardworking, neat and professional. I was impressed with their prep work as the took the old paint down to the wood base. They painted around numerous flower beds without disturbing anything. I was so impressed with their work, I had them repair and paint some wooden shingles on various areas of the siding of my house. Very pleased with the work and the cost.

Paint made for the exterior of a house is formulated differently from that destined for interior paint jobs. Exterior house paint is blended to withstand rain, wind, and varying temperatures, while interior house paint is formulated to hide minor imperfections such as brush marks, handprints, and scuffs. Interior paints can be made washable for convenience, and doesn’t require exposure to light to cure.
A moisture meter will let your contractor know if there’s moisture in the stucco before starting. The wetter the material, the less ready it is to be sanded, painted, finished or covered. Your contractor will use a premixed stucco repair patch material to fill any small holes and will paint on dry days to avoid sealing in water. Painting rough stucco requires more paint. Brush painting stucco costs $112 per 100 sq. ft., roll painting costs $55 per 100 sq. ft., and spray painting stucco costs $25 per 100 sq. ft. Broomfield Home Painting
